NSW Pool Safety Inspections & Compliance Certificates
Why Choose IPI Newcastle for your Pool Certificate?
Every backyard swimming pool should be a place for family fun, relaxation, and exercise. However, ensuring that your pool area is completely secure is paramount to protecting the lives of young children.
In NSW, an average of 11 children under five years of age drown annually, with a further 62 children being admitted to hospital each year for near drowning. Children under five years of age have the highest mortality rate out of any age group, with approximately 70% of drowning deaths occurring in swimming pools.
Securing Your Pool. Safeguarding Your Family. These alarming statistics highlight why strict pool fencing laws exist across New South Wales. At IPI Newcastle, we help local property owners understand their legal obligations while ensuring their pool fencing meets the highest safety benchmarks.
NSW Pool Fencing Laws: Selling or Leasing Your Property
If you own a residential property with a swimming pool or spa pool in the Newcastle, Lake Macquarie, or Hunter regions, compliance is not optional. Under NSW law, all residential properties with a swimming pool must hold a valid certificate of compliance before the property can be sold or leased.
When preparing a property for the real estate market, a valid certificate must be attached to the contract for sale. For landlords, a copy of the compliance certificate must be provided to the tenant at the time the residential tenancy agreement is signed. Failing to provide this paperwork can delay your property settlement or lead to costly legal disputes.
Accredited Pool Barrier Certification in Newcastle
IPI Newcastle are fully accredited with the NSW Dept of Fair Trading to Conduct Pool Safety Inspections and Certification. We carry out any pool safety inspections for properties that need a safety compliance certificate for the purpose of selling, leasing, or just peace of mind.
Our professional building inspectors are highly trained in the nuanced and evolving Australian Standards (AS1926.1) that govern pool barriers. Whether your pool was built decades ago or is a brand-new installation, we know exactly what regulations apply to your specific setup.
What We Check During a Pool Barrier Inspection
A pool compliance check involves a comprehensive look at your entire outdoor pool zone. Our detailed physical assessment includes:
- The Swimming Pool Safety Fence: Measuring the height of the outer barrier to ensure it is at least 1.2 metres high from the finished ground level.
- The Gate Operation: Ensuring the pool gate opens outwards (away from the pool area) and self-closes perfectly from any position without manual force.
- The Self-Latching Mechanism: Checking that the latch functions reliably every single time the gate swings shut to prevent toddlers from pushing it open.
- The Non-Climbable Zone (NCZ): Inspecting a 900mm clear zone on the outside of the pool fence to ensure trees, pots, barbecues, steps, or taps cannot be used by children as footholds.
- Boundary Fencing: Assessing boundary fences that form part of the pool barrier to ensure they meet the specific 1.8-metre height requirement.
